The first conversation

A real conversation with Jesse or Tommy, usually within two business days. We learn your goals; you learn how we operate and where the risks live.

Diligence materials

The track record, the current deal room, and the executed documents. Bring your CPA if you like.

Deal review and commitment

When a building fits, club members see it early, with the full model. No countdown timers, no pressure. Minimums are typically $200,000, and we stay flexible for the right long-term partners.

Distributions and reporting

Monthly distributions to your verified account, statements and K-1s at tax time, and our cell numbers when you want the story behind a number.
