The Yardi figure covers buildings of 50 or more units only, which is institutional stock: newer, amenitized, professionally managed at scale. A 1970s twelve-unit building is not in that universe and will not achieve those rents. The Zillow figure is a snapshot of whoever happens to be advertising in a given month, drawn from 35 active listings across every bedroom count and property type, so a handful of four-bedroom houses can move the average. The Cushman and Wakefield figure blends every vintage and size in the submarket. And the Census figure includes utilities and reflects what sitting tenants actually pay, surveyed over five years, not what a vacant unit asks today.
Why this matters for underwriting
Different series can make the same deal look conservative or aggressive depending on which one a deck quotes. The useful discipline is to name the series, name what it measures, and rest the actual underwriting on unit-level comparables of matching vintage, size and finish. Our own market rent assumptions are benchmarked against every published series but built from the rents our renovated units in this submarket actually collect. Municipality averages are context. They are not comps.
