How we operate

Boring on purpose.

We are not a fund. We buy specific buildings on specific blocks we already work, one deal at a time, and our investors know which doors they own. The renovation crews, trades, and property management on every new building are the same people already running our existing ones.

The market

Tinley Park and the Chicago south suburbs. We operate over one hundred units here and underwrite block by block, not metro by metro.

The playbook

Buy below replacement cost, renovate unit by unit as leases turn, bring rents to the market rate our own renovated units already achieve, then refinance or sell at a stabilized value.

The paper trail

Every figure we publish carries its date and its source. Where a term is defined in the operating agreement, we link to the agreement instead of summarizing it.

Alignment

The sponsor invests as an LP alongside investors in every deal, and the waterfall pays investors first.
